Study Context: This study was for the  new constructon three story residential condominium building with subterranian and surface parking to be constructed.

 

The project cost was estimated at $20,170,000.  The purpose of this feasibility study was for part of McKinley Home's internal due diligence as they are a Georgia developer seeking opportunities in the New York City - Long Island market area.  The engaged Wert-Berater, Inc. for a complete feasibility study that included Economic, Market , Costing and Financial Feasibility.

 Client: Laury Communities, LLC

 

 Study Context:  This was two feasibility studies ordered at the same time by the Client Laury Communities, LLC.  The site was purchased and the investment group was seeking to compare Market Rent Apartments of 168 units new construction with Active Senior 55+ Age Restricted Apartments.

 

 This feasibility study provided an Economic, Market, Cost and Financial Feasibility evaluation.  The Client only provided the number of units and site address.  In the scope of this feasibility study Wert-Berater, Inc. provided a cost estimate for the project based on local competitive property designs.

 

 The DeLand market area has experienced low vacancy rates and strong demand for Market Rent Apartments whereas rent growth has been about 13.5% over the most recent 5-years and vacancy at about 2.5%.
