For the proposed Education and Events Center located at 431 North Tejon Street, Colorado Springs, CO 80903.


The planned facility will be constructed on an approximately 0.23-acre (10,018± square feet) parcel, identified as El Paso County Plat Number R12387.

According to the Company’s management, the current 19,222± square foot facility is operating at full capacity for meetings, educational programs, and administrative functions.


The proposed new construction is intended to address this growing demand and optimize operational efficiency.


The planned $7.5 million facility will be a free-standing, elevated three-story structure encompassing approximately 15,276± square feet, featuring a modern office design with garage-style parking at grade level.


Accordingly, the study has been conducted in compliance with SBA CFR-2011-Title13 §120.160, ensuring its suitability for a Federally Related Transaction.


This report includes comprehensive evaluations of the project's economic, market, and financial feasibility.
