Who We Serve · Family Offices
Investment Intelligence for Family Offices
Family offices can use Wert-Berater as independent analytical capacity without necessarily building every analytical function internally. We provide the market, feasibility, underwriting and monitoring work behind a decision, and leave the decision with the family.
Scope
What this analysis is for
Family offices often see opportunities that institutional investors do not: direct deals, sponsor relationships, operating businesses with real estate attached, and local projects where the family has history. Those opportunities rarely come with independent analysis. Building that capability in-house across every asset class and market is expensive and, for irregular deal flow, difficult to justify.
Wert-Berater has supported capital decisions since 1998. For a family office we act as a standing analytical resource: screening opportunities on request, testing sponsor assumptions, modeling alternatives, and maintaining a recurring view of how holdings perform against the case on which they were acquired.

Evidence
Questions family principals typically bring
Each line is tested against independent market and operating evidence, not accepted from the sponsor or seller model.
| Variable | What we test |
|---|---|
| Sponsor alignment | Does the sponsor's projected return depend on assumptions the market does not support? |
| Concentration | How much of the family's real estate exposure sits in one market, asset class or operator? |
| Liquidity | What are realistic exit timelines and values if the family needs to rebalance? |
| Operating risk | Where an asset is also an operating business, can operations sustain the debt? |
| Performance drift | Are mature holdings still performing as they were underwritten? |

Scope boundary. Wert-Berater is an independent analytical firm. We do not manage family assets, provide investment advice or act as a fiduciary for the family.
Analytical continuity
After the Investment: Independent Performance Monitoring
For a family office, monitoring is how a one-time acquisition analysis becomes a continuous record: each period we compare actual operations with the original thesis and report what has changed.
The analytical relationship does not have to end when the feasibility study is delivered. Wert-Berater can continue monitoring the asset against the original underwriting assumptions, updating market conditions, testing coverage, identifying performance variances and maintaining a recurring analytical record.
