Roadside and transportation projects share one underwriting problem: the demand base is vehicles, not households. The economics turn on how many trucks or cars pass a specific site, in which direction, at which hours, and how many of them will actually stop and pay. Each study below applies that logic differently — wash volume is sized by proxy from fleet activity, parking on paid conversion against the free alternatives, service on billable bay hours and technician supply, restaurants on seats and turns by daypart, and drive-thru pads on traffic capture and stacking depth. All five are prepared as independent third-party analyses for lenders, CDCs, and federal agencies under SBA SOP 50 10 8, USDA 7 CFR Part 5001, and conventional underwriting standards, with fiduciary duty running to the lender and the agency rather than to the borrower.
Truck Wash & Trailer Washout — Wash and washout volume sized by proxy from corridor fleet counts, food-grade and reefer activity, and the drive time to the nearest competing wash.
Truck Parking & Trailer Drop Yard — Paid-parking conversion tested against the free alternatives, with transient, reserved, fleet-contract, and trailer-storage demand modelled separately.
Truck Service & Fleet Fueling — Billable bay hours built from carrier and power-unit populations, with diesel technician supply treated as a hard capacity constraint on the bays.
Restaurant & Food Service — Trade-area demand by daypart reconciled against seats, turns, and check average, with prime cost and occupancy tested for debt-service coverage.
QSR & Drive-Thru Pad — AADT converted to transactions through access geometry and capture, then checked against drive-thru stacking capacity and franchise royalty load.
Land development feasibility asks a different question from income-property feasibility: not merely whether an operating business will perform, but whether a specific parcel can absorb its lots, homes or sites fast enough, at high enough value, to repay land and horizontal development cost before carrying costs consume the margin. Household demand, competing and approved supply, achievable pricing or rent, absorption pace, phasing, infrastructure cost and interest carry all have to reconcile on the same timeline — and a project can sell out or fill completely and still fail underwriting if that timeline stretches. The three studies below cover the distinct ways land converts into housing: lots and homes sold outright, rental homes retained and operated, and land-lease sites that remain part of an operating community. Each is underwritten on its own economics rather than from a shared residential template.
Residential Subdivision & Lot Development — Buyer demand narrowed to mortgage-qualified households, finished and approved lot supply separated by deliverability, and lot value derived as a residual of supportable home economics, tested through phased sellout and carry.
Build-to-Rent Community — Renter households that will actually pay for detached product, rent premiums measured rather than assumed, and horizontal operating economics carried through lease-up to stabilized coverage.
Manufactured Housing Community — Attainable-housing demand against total resident cost, lot rent normalized for inclusions, and absorption governed by home placement rather than leasing velocity, tested to DSCR.
Agricultural feasibility asks a question industrial feasibility rarely has to: whether a biological production cycle, priced by markets the operator does not control and exposed to weather the operator cannot forecast, will still service debt in the years those variables go against them. Yield, price, input cost, mortality, herd and flock cycles, plant establishment periods and harvest timing all sit on the same cash-flow calendar as the loan payment — and an operation can be agronomically sound and still fail underwriting because its revenue arrives once a year while its interest accrues every month. The studies below cover distinct production and processing economics rather than a shared farm template: field crops sold at commodity prices, animal protein raised under contract or independently, permanent crops that yield nothing for their first several years, controlled-environment production sold on contribution margin per square foot, storage and milling that earn on throughput and spread, farm enterprises that earn from visitors, and the grant-funded step from raw commodity to finished product.
Crop Farming & Row Crops — Yield and price tested against county-level history rather than trend, input cost and crop-insurance coverage modeled per acre, and debt service measured in the low-revenue years rather than the average one.
Cattle & Livestock Ranching — Carrying capacity read from forage and water rather than deeded acres, calf-crop and death-loss assumptions carried through the cattle cycle, and coverage tested across a full price trough.
Dairy Farming — Milk revenue built from component pricing and the applicable Federal Milk Marketing Order, feed cost tracked against the milk-feed margin, and herd replacement funded as an operating reality rather than a capital event.
Poultry & Swine Production — Contract grower economics separated strictly from independent production, housing cost amortized against the integrator agreement’s actual term, and coverage tested for flock scheduling and downtime between turns.
Aquaculture & Fish Farming — The comparative starting point across systems and species — where the choice between pond, cage, raceway and recirculating production is tested on its own economics before a design is locked in.
Greenhouse & Controlled Environment Agriculture — Yield per square foot and contribution margin per crop turn, energy and labor treated as the two costs that decide the outcome, and offtake commitments read for what they actually oblige the buyer to take.
Vineyard, Orchard & Permanent Crops — Establishment years modeled as the financing problem they are, mature-yield and quality-tier pricing supported by regional evidence, and replant and rootstock risk carried into the coverage test.
Grain Elevator & Feed Mill — Throughput and storage turns rather than nameplate capacity, margin earned on basis, drying and carry, and rail, truck or barge access tested as the constraint it usually turns out to be.
Agritourism & Farm Venues — Visitor volume built from drive-time population and season length, per-visitor spend separated by revenue line, and seasonality tested against a debt payment that does not pause in the off-season.
Value-Added Producer Grant (VAPG) — A study written to what 7 CFR Part 4284, Subpart J actually asks of the applicant, with the matching-funds requirement and the working-capital cycle of processing modeled rather than asserted.
Aquaculture is not one business. A pond farm, an indoor recirculating facility, a leased shellfish bottom and a seaweed longline share a vocabulary and almost nothing else — they differ in what drives cost, what the lender is really underwriting, and what can go wrong fast enough to matter. The same is true downstream, where processing, live holding, feed manufacturing and ornamental production each turn on a different variable. Our studies are built system by system rather than from a generic aquaculture template: growth and survival modeled against the specific system, biological loss events carried into the coverage test rather than averaged away, water access and permitting treated as schedule risk, and market outlets tested at the volumes the project will actually produce. Where a project depends on vendor performance projections, those are corroborated against independent operating evidence before they enter the model.

Recirculating Aquaculture Systems (Indoor RAS) — Energy and system reliability as the two costs that decide viability, vendor performance projections corroborated against demonstrated commercial operation, and a total system failure modeled with debt service continuing through restocking.
Aquaponics (Fish + Hydroponic Produce) — Two enterprises in one facility, modeled separately so it is clear which one earns the margin, with the produce side sold into markets that price it against conventional and greenhouse supply rather than as a novelty.
Fish & Shellfish Hatchery (Fry, Fingerlings, Seed, Spat) — A business-to-business operation whose customers are other farms, so demand is bounded by regional grow-out capacity, with broodstock held as a productive asset and spawning windows setting when revenue can occur.
Seaweed & Kelp Farm (Edible, Industrial, Algae) — A short, weather-bound harvest season concentrating a year of revenue into weeks, with wet biomass that must be stabilized within hours and buyer markets tested for whether they can absorb the tonnage at all.
Seafood Processing & Value-Added Plant — Yield recovery and throughput per hour as the margin drivers, raw material supply and landings variability tested against plant utilization, and cold chain, effluent and food-safety obligations carried as continuing cost.
Live Seafood Holding & Distribution — Inventory that dies while it waits — mortality modeled as a function of days held, turnover speed treated as the primary margin driver, and delivery radius bounded by survival time rather than driving distance.
Aquafeed Mill & Feed Manufacturing — Extrusion throughput net of changeovers, ingredient exposure priced on marine and specialty protein markets rather than the grain complex, and customer concentration quantified as the credit risk it usually is in this category.
