Primary work, not a data resale

Published data establishes the base. It rarely finishes the job, because the questions that decide a capital commitment — what a competitor actually charges, whether a supplier can hold volume, how long a permit takes in this jurisdiction — are not published anywhere. Those are answered by primary work: inventories built property by property, structured interviews, permit and parcel records, and site visits where the engagement warrants them.

Attribution is the deliverable. Every figure carries its source and date, and the report separates what was verified from what was estimated. A reader who cannot tell the difference cannot rely on either.

How it relates to the other services

A market report is a packaged product for a defined asset type and geography, priced and ordered from the catalogue. A consulting engagement is scoped to a question that does not fit a package. A feasibility study goes further again: it tests a specific project, with capital cost, operating projections and financing structure, and reaches a conclusion. An appraisal develops an opinion of value under professional valuation standards.

What does a market research consultant do that a report cannot?
A packaged report answers a standard question about a defined market. A consulting engagement is built around a specific question — a customer segment, a pricing structure, a supply constraint — and uses whatever primary work that question requires.
Do you do primary research?
Yes. Structured interviews, competitor inventories built site by site, permit and parcel research, and field verification where the engagement calls for it.
Will the research support a loan application?
It is prepared independently and fully attributed, which is what a credit committee needs. Where a programme requires a feasibility study specifically, the research becomes part of that study rather than a substitute for it.
