Who We Serve · Institutional Investors
Independent Investment Intelligence for Institutional Investors
Pension funds, endowments, foundations, insurance investors, institutional real estate investors and asset managers use independent analysis to verify assumptions, document process and monitor performance over long holding periods.
Scope
What this analysis is for
Institutional capital is allocated through layers: board, staff, consultants, managers and operators. Each layer relies on analysis prepared by the layer below, and most of that analysis is prepared by parties with an interest in the outcome. Independent analysis gives institutional staff a reference point that does not originate with the manager or sponsor.
Wert-Berater prepares that reference point: market intelligence for allocation decisions, diligence on specific acquisitions and developments, re-underwriting of existing holdings as conditions change, and monitoring of performance against the case presented at commitment.

Evidence
Typical institutional questions
Each line is tested against independent market and operating evidence, not accepted from the sponsor or seller model.
| Variable | What we test |
|---|---|
| Manager underwriting | Are a manager's rent growth and exit assumptions consistent with the market? |
| Pacing and timing | Is the market at a point in the cycle that supports the proposed entry? |
| Development risk | How much of projected value depends on lease-up and cost assumptions? |
| Holding performance | Which assets are drifting from their commitment-date case, and why? |
| Portfolio exposure | Where is market and sector concentration building across managers? |

Analytical continuity
After the Investment: Independent Performance Monitoring
Institutional holding periods are long and markets move. Monitoring maintains a documented record of how each asset performs against the case presented at commitment, and re-underwriting resets that case when conditions change.
The analytical relationship does not have to end when the feasibility study is delivered. Wert-Berater can continue monitoring the asset against the original underwriting assumptions, updating market conditions, testing coverage, identifying performance variances and maintaining a recurring analytical record.

A briefing is a working conversation about the decision, the evidence available and the scope that would answer it. There is no obligation, and nothing is subscribed.
