An analyst reviews your order and confirms the scope, the delivery date and any data limitations for your geography before work starts. If a metric cannot be sourced reliably where you are building, you are told then — not in a footnote after delivery. Most reports arrive in three to five business days as a source-cited PDF.

A market report documents the market. A feasibility study tests your specific project against that market and reaches a conclusion on feasibility, including project costs and a fully linked financial model. An appraisal develops an opinion of value for a defined property interest to USPAP standards. These are separate instruments with separate scopes and fees. Buying a market report first is often the least expensive way to find out whether the larger engagement is worth commissioning at all — and if the market will not support the project, we would rather you learn it here.

Most reports are delivered in three to five business days from confirmed scope. Larger multi-state and multi-type packages can take longer, and we tell you the expected date when we confirm scope rather than after you have paid.
No. A market report documents supply, demand, competition and pricing for a property type and geography. A feasibility study takes that market evidence and tests a specific project against it, including project costs, a financial model and a conclusion on feasibility. The market report is often the first step, and the analysis carries directly into a later feasibility engagement.
No. An appraisal develops an opinion of value for a specific property interest as of an effective date, and is prepared to USPAP standards by a licensed appraiser. A market report does not opine on value. A transaction may require one, the other, or both, and they are scoped and quoted separately.
These reports are prepared as independent third-party analysis and are routinely submitted with loan packages. We are not a party to your transaction, hold no brokerage licence and earn no commission on it. We cannot promise any particular lender's acceptance, because that is the lender's decision and some programmes require a full feasibility study rather than a market report.
We tell you before research begins, and the finished report states the limitation on the schedule it affects. Every figure carries its source and date. Where reliable evidence does not exist for a metric in your geography, the report says so rather than substituting a national average or an assumption presented as a finding.
